Striking high-level refurbishment and extension a mid-century property, Mercury House.

The development focuses on delivering upgraded office accommodation through sensitive re-use of existing structure and façades, while removing later 90’s additions to reinstate the building’s original character.

  • End-to-end cost management — delivering full cost management services from RIBA Stage 1 through to Stage 4
  • Strategic procurement advisory — providing guidance to support informed procurement decisions throughout pre-construction
  • Two-stage negotiated tender — procuring the project through a competitive and transparent two-stage process to achieve best value
  • On site from Q2 2025 — successfully procured within the advised budget, with construction progressing through to practical completion in Q2 2027

CHP provided full cost management services across this retrofit-first commercial refurbishment. The scheme includes a new front extension, upper atrium infill to improve floor efficiency, and next-generation end-of-trip facilities with enhanced cycle parking.

New amenity spaces, including a sunken courtyard, rooftop terrace and ground-floor café, will activate the building and serve the wider Clerkenwell community.
